Record-breaking renovation in Kambah
The news Julie received from her real estate agent when she decided to sell her Kambah home and retire into a new home wasn’t great. With the price she was likely to get for her house the way it was, she wouldn’t be able to afford her dream apartment. Luckily the amazing professionals over at Bathroom Warehouse put Julie in touch with me. As soon I saw her place I knew I could help!
Julie’s house had been a well-loved home, but it was showing its age – walls worn, scratched and pin-holed from years of family living, a tired old bathroom and decks on both the front and the back of the house which were falling apart. Not exactly what you want when you think of curb-appeal!
All hands on deck
The decks had been done on the cheap, and it showed. Boards were bowed, structural elements were unsafe and it looked slimy and unappealing – definitely not somewhere potential buyers would dream about spending time!
We ripped out the old boards, fixed the structural damage and rebuilt the decks. These updates completely changed the feel of the rear of the house. The new back deck overlooks the yard and is the perfect spot for a cheeky afternoon drink or to relax while keeping an eye on the kids. The front deck has given the house the ‘wow’ factor from the street that it really needed – due to these changes people who came to the open house all commented on the beautiful entrance to the home!
The bathroom was also a challenge (although you know I love a challenging bathroom!). It was a small room with a layout that didn’t make the most of the space - a typical example of Kambah houses of this vintage. Because of this we rearranged the floorplan. The plan was to to help Julie make the room really pop. We accomplished this in part with a striking fleur-de-lis tile on the floor and shower niches as well as the thoughtful layout. We were careful to offset the impact of the floor with a simple but modern white subway tile on all the vertical surfaces. A wall hung vanity added storage without bulk, and a new shower screen and bath completed the upgrade.
Julie and I worked with my partners at Bathroom Warehouse, to pick tiles and fittings that would provide the new owners with good quality fittings without blowing her budget. The renovation was topped off by taking care of the little jobs that make a big difference – patching the walls and replastering, removing old-fashioned drop ceilings, and repainting the house. It’s little details like this that make a big difference – especially on auction day. And what a difference they made!
I was so happy to hear that the renovation, which we managed to deliver for Julie at under $40k, increased the sale price from a projected $440k to $560,000 on the day! It was a record for the street and represents a significant return on investment for Julie! Best of all, Julie was able to afford her new dream home and is ready to make her apartment into a home for the next stage of her life.
